Custom New Builds
One-off homes designed around your block, your outlook and the way you actually live.
A custom new build is the clearest way to get a home that fits your site rather than fighting it. We start with the block - orientation, slope, prevailing winds, outlook and setbacks - then shape a floor plan around how your household moves through a day.
We work closely with your architect or designer, or introduce you to designers we trust on the Coast. Either way you get one builder accountable from first sketch to handover.

How we approach custom new builds
Feasibility before drawings
We pressure-test the budget against the site early, so design decisions are made with real numbers rather than assumptions.
One point of contact
You deal with the same person from consultation through construction. No handballing between sales and site.
Staged, transparent progress claims
Every claim is tied to completed work you can see, in line with your HIA contract schedule.

FAQs
Common questions
- How long does a custom new build take on the Central Coast?
- Most custom homes run 10 to 16 months on site, with design and approvals typically adding 4 to 9 months beforehand depending on the pathway and council workload.
- Do you build on sloping or narrow blocks?
- Yes. A large share of Central Coast blocks fall away or sit close to the coast, and split-level or suspended-slab solutions are routine for us.
- Can you work with my own architect?
- Absolutely. We're happy to join at concept stage to keep the design buildable and inside budget, or to price a completed set of documents.
