Five stages, no surprises.
Every project follows the same path. Knowing what happens next - and what's expected of you - is what keeps a build calm.

Initial Consultation
We meet on site, listen to how you live, and give an honest read on feasibility and budget.
Every project starts with a conversation at the property. We walk the site, look at orientation and access, talk through what isn't working in the current home and what you want the finished result to feel like.
You leave the first meeting with a clear view of whether the idea is feasible, an indicative budget range, and the likely approval pathway.
What to prepare
- A rough wish list, separated into must-haves and nice-to-haves
- Any existing plans, surveys or building certificates you hold
- A realistic budget range, including a contingency
- Images of homes and details you respond to

Planning & Approvals
We coordinate design, engineering and certification, and manage the approval through to determination.
We work with your designer or introduce you to one we trust, then coordinate the survey, engineering, BASIX and certification required for your pathway.
Whether the project runs as a Complying Development Certificate or a full Development Application, we manage lodgement, respond to requests for information, and keep you updated on where it sits.
What to prepare
- Decisions on the concept plan before documentation begins
- Consultant fees allowed for in your budget
- Patience with council timeframes - they are outside anyone's control

Design & Build Preparation
Selections, a detailed fixed-scope quotation, contract and program before anyone lifts a tool.
This is where a build is won or lost. We produce a line-by-line quotation against the approved documents, work through selections with you, and prepare a construction program with real dates.
The contract is a standard HIA agreement with a clear progress claim schedule tied to completed work.
What to prepare
- Final selections for tiles, tapware, joinery and flooring
- Finance approval and drawdown schedule confirmed
- Accommodation arranged if the site won't be liveable

Construction
A tidy, well-run site with regular updates and one point of contact throughout.
We run a small number of projects at a time so each one gets genuine attention. You get scheduled updates, photos of concealed work before it's covered, and the same contact for every question.
Sites are secured, screened and cleaned down daily. Neighbours are notified before disruptive stages.
What to prepare
- Weekly availability for a short site walk or call
- Prompt decisions on any items that arise
- Access arrangements and pet or parking considerations

Handover
A thorough walkthrough, complete documentation, and a 7-year workmanship warranty behind the work.
We walk the finished home with you, record and resolve any items, and hand over manuals, warranties and compliance certificates in one organised pack.
Our workmanship warranty runs for seven years and we stay contactable long after the final invoice.
What to prepare
- Time set aside for a proper unhurried walkthrough
- Utility connections and insurance transfers arranged
- Any snag list noted as you first use the spaces
