Costs quoted around a barbecue are almost always for a different house on a different block. These ranges are what we see across Central Coast projects in 2026, and they are for planning only - a genuine figure needs a site visit.

What site costs really add

  • Demolition and disposal on a knock down rebuild
  • Excavation, retaining and rock removal on sloping blocks
  • Stormwater, sewer connections and driveway crossings
  • Bushfire (BAL) or flood-related construction requirements
  • Scaffolding and crane access on tight streets

Where budgets slip

Rarely on the structure. Nearly always on selections, late design changes and items excluded from the original scope - landscaping, fencing, window furnishings and driveways being the classic four.

Budget the whole project, not just the build contract. The house is roughly 80% of what you'll actually spend.

Building a budget that holds

Work back from what you can comfortably fund, subtract 10% for contingency, then design to what's left. Designing first and pricing later is how projects stall.
