There is no single best suburb on the Central Coast - there is only the right block for the home you want to build. What follows is how we assess areas we work in every week, from Bateau Bay through to the lake and the beaches south of Terrigal.

How to judge a block

  • Fall across the site - anything past about 1 in 8 adds structural cost
  • Soil classification and the likelihood of rock
  • Orientation, and whether living areas can face north
  • Overlays: flood, bushfire, coastal erosion and acid sulfate soils
  • Street access for concrete trucks, cranes and scaffolding

Coastal constraints to expect

Close to the water you should plan for corrosion-resistant fixings, higher wind ratings and, in some streets, coastal hazard assessment. None of these stop a project - they simply belong in the budget before you buy, not after.

Walk a block with your builder before you exchange. An hour on site is the cheapest due diligence you will ever do.

Where knock down rebuilds stack up

In established suburbs like Bateau Bay, Killarney Vale and Berkeley Vale, land value often outweighs the house on it. A knock down rebuild keeps you in the street you already chose while giving you a home built to current standards.
